A lagoon city that works all year

Why people choose Aveiro, and what their houses look like

Aveiro is a municipality of roughly 88,000 people, 70 km south of Porto on the Ria de Aveiro: a lagoon of canals, salt pans and moliceiro boats. It is a working city, a port, a university founded in 1973 with well over 15,000 students, a Campus de Santiago with buildings by Siza Vieira, Souto de Moura and Alcino Soutinho, and employers such as Altice Labs and Bosch.

Newcomers buy near the canals in Glória e Vera Cruz, a T3 in Santa Joana or São Bernardo, a moradia (a detached house) in Esgueira, or a holiday flat 7 km west at Praia da Barra and Costa Nova. The list repeats: closed kitchen, dark corridor, small casa de banho (bathroom), no storage, no heating.

Arte Nova townhouses and Beira-Mar fishermen’s houses

The decorative early-1900s canal houses, built by emigrants returning from Brazil, have tall windows at the front and a middle that never sees daylight; the Beira-Mar fishermen’s houses are smaller, terraced and damp at ground level. Living and cooking go to the windows, storage into the depth.

Around Santa Joana, São Bernardo and behind the Rossio the flats follow one formula: closed kitchen with a service balcony, a corridor connecting everything, one narrow casa de banho. Open the kitchen, replace the glazing, plan the lighting, and win the space back in joinery.

Esgueira is where buyers go for space without leaving the city, and its 1980s-to-2000s houses arrive untouched. Whole-house concepts: a reordered ground floor, an open kitchen for five, bedrooms replanned around wardrobes, terrace designed at the same time.

These have the light and the plan; what they lack is character, storage and acoustic comfort. For the researchers and remote workers who take them the brief is a home office, built-in wardrobes and a palette that stops the flat reading like a rental.

Damp, salt air and cold winters: designing for the light and weather of the Ria

A house viewed in August tells you nothing about December. Aveiro gets around 975 mm of rain a year, almost all between October and March, on a salt lagoon six kilometres from the sea. Humidity is normal; mould is not inevitable, but avoiding it is a specification decision.

Walls that can dry out

On older ground floors near the ria: lime-based plasters and mineral paints instead of sealed coatings, wardrobes ventilated and off cold walls, and real extraction in the kitchen and casa de banho.

Hardware that survives the coast

Towards Barra, Costa Nova and São Jacinto the air carries salt: stainless or powder-coated fittings, sealed solid timber rather than veneered board, outdoor-grade fabrics, mould-resistant grout. Untreated brass lasts one summer.

Heating before finishes

Portuguese houses are often unheated and lightly insulated; January indoors is the shock foreign buyers describe. Heating is settled before the palette, then layered for winter: rugs on tile, lined curtains, wool and bouclé.

Colour for a silvery light

Light off the lagoon makes fashionable greys look bleak by December; warm off-whites, sand, ochre and terracotta hold up. Tile and stone belong here: Vista Alegre has made porcelain in Ílhavo since 1824.

How your interior designer in Aveiro works while you are abroad

Your interior designer is in Lisbon. There is no Aveiro office, no showroom and no finished project in the city yet. What there is instead is the A1, and the phases that need someone in the room are planned as on-site blocks.

Everything else happens wherever you are. The concept phase runs over video in English, and between visits you receive photo and video updates from site plus written confirmation of every decision, so nothing is installed 30 cm off because of a conversation nobody recorded. Praia da Barra and Costa Nova: beautiful in August, sound in January

Costa Nova’s striped wooden palheiros began as net stores and became bathing houses in the nineteenth century; today the strip is almost entirely holiday homes. Barra, beneath Portugal’s tallest lighthouse (62 m, in service since 1893), is apartment blocks with glare off the water.

That sequencing is the difference between a renovation and a rebuild. A second home does two jobs: hold three generations in August and survive months of emptiness. Washable textiles, sealed timber, coastal hardware, planned dehumidification, and, if it is let, finishes that take turnover. Two briefs typical of this coast:

  • A family in London turning an inherited T2 at Barra into a summer base for three generations.
  • A retired couple from the Netherlands who bought a moradia in Esgueira in June and met condensation and a 1991 kitchen in November.

Beyond the family home

Guesthouses, canal-side cafés and studio offices in Aveiro

Plenty of people who relocate here end up opening something. Around the Rossio and in Beira-Mar, cafés live on flow, acoustics and finishes that take the salt arriving with every customer; guesthouses in Arte Nova buildings face heritage rules and deep plans that need borrowed light.
